Hi I'm Andrew Drane from Harcourts Hills Living. Today we have a really interesting question I'd like to approach with you and that is: do I have to sell to the highest bidder at auction?

 Well, here at Hills Living, we love our auctions. We contend that we're very, very good at running an auction campaign, and we are. We get some very good results. To answer your question bluntly, no is the answer. You do not have to sell to the highest bidder at auction. The price that you will accept at an auction is entirely up to you. We have things called a ""reserve price"". The reserve price is the lowest price that you would take on auction day and that's set based on feedback leading up to the auction, comments from buyers, the current market at that time, advice from your real estate agent, and, of course, your own expectations. Straight away, as the auctioneer, I have the reserve price in my pocket when I do call an auction and I know I cannot drop the hammer unless I reach that figure.


 When an auction does stop and the highest bidder stops at say, $850,000, that's when the real negotiation, in my opinion, starts in most auction cases. If you come to one of my auctions, you'll see us stop the auction, go and seek advice from the vendor. We're in, out. Buyer, vendor, buyer, vendor. At that point, that's when the real keys of negotiation come into play and that's where the real skill of an auction agency ensures that you'll get the most money for your property. We might stop at 850 on the auction, public bidding stops at 850, the property will then sell for $920,000. That process between stopping and negotiating enabled us to get the extra $70,000 because our job, always, is to make sure that buyer has paid the most money for the property that they're happy to pay and that gives you more money in your pocket.


 In this environment where auction clearance rates around about 50, 60, 70%, if a property doesn't sell at auction, it doesn't mean that we've failed. Auction is a three part process. We have selling prior, we have under the hammer, and we sell after. Important statistic to note: if we pass a property at auction, about 90% of those properties passed in will sell within about two weeks after the auction. Why? Well, we've taken them to the market, we've got our buyers to the auction, some of them might not have been prepared on auction day, maybe their finance hadn't been approved, maybe they just weren't in a position to bid on auction day. Those that have bid, haven't reached the reserve, or those new buyers are coming just after the auction, they're normally the ones that will pay the price that we're asking for ask the auction.


 What's the benefit of an auction campaign? Well, you know what? At the end of a four week process, which an auction is a four week campaign, we will unequivocally know what the price of your home is. Why? Because we've had maybe 30, 40, 50, 60 groups of people all giving us comparable data and feedback on your home. When we get to auction, the one thing we know for certain is what the house is worth. That enables us, then, to set a realistic reserve price to ensure you're getting the most money for your home. Just remember, when it comes to an auction campaign, we have many, many strategies to ensure that we get you the most money. The auction day, as me as the auctioneer, and all the sales team out there encouraging the buyers to pay more money is just one of the processes of getting you top dollar. Interest Rate Reductions - Real Estate Q&A

Well good morning, Andrew Drane from Harcourts Hills Living. Today i want to talk you a little bit about the current real estate environment, the current market where in May 2016, a lot's happened the last 12 months in real estate but only two days ago we had an interest rate reduction, the lowest rate on record I believe the official cash rate now 1.75%.

Many people are asking what effect it will have on the market. Well i could tell you that we've already had a down turn in the market quite substantially from September, October 2015. This interest rate cut in my opinion won't make much of a difference to the market. Look the market is driven by supply and demand is also driven by confidence. Confidence has been low what I think this rate cut will do however, is it'll create a bit more confidence in the market enable those buyers to come back in and confidently make offers on property. We also have to understand there's going to be an over supply of apartments (and there already is on the market) especially around The Hills at the moment. If you look around you'll see a lot of development going on, a lot of apartments being built, being constructed, that'll give us an over supply of dwelling for at least the next 12 to 24 months and that will have some effect on housing prices.

Again my opinion is that the market might remain flat to rest of this year, but you know what if you're looking to sell or buy a property, you need to know that your real estate professional or like to call real estate practitioner actually does have the knowledge of the market, they know the levers of supply and demand.

They know how economic forces are going to affect the property market and when it comes to asking a vendor for instance to reduce the price of the home or the asking price of the home you wanna make sure that your agent knows what they're talking about and can back up that information that advice through relevant data.

So always educating ourselves on how the property market works and i think that is absolutely vital in this market when you need relevant and timely advice on the real estate environment.

Good morning. Today I want to talk to you a little bit about the current real estate environment, the current market. We're in May 2016, a lot's happened in the last 12 months in real estate.

Only two days ago we had an interest rate reduction for the lowest rate on record, I believe, the official cash right now at 1.75 percent. Many people are asking what effect that will have on the market. Well I can tell you that we've already had a downturn in the market, quite substantially from September, October of 2015.


        This interest rate cut, in my opinion, won't make much of a difference to the market. Look, the market is driven by supply and demand, it's also driven by confidence. Confidence has been low. What I think this rate cut will do however, it will create a bit more confidence in the market, enable those buyers to come again and confidently make offers on property. We also have to understand there's going to be an oversupply of apartments, there already is on the market, especially around the Hills at the moment. If you look around you'll see a lot of development going on, a lot of apartments being built, being constructed.

Again, my opinion is that the market will remain flat for the rest of this year, but you know what? If you're looking to sell or buy a property you need to know that your real estate professional, or we like to call real estate practitioner, actually does have the knowledge of the market.         When it comes to asking a vendor, for instance, to reduce the price of their home or the asking price of their home, you want to make sure that your agent knows what they're talking about and can back up that information or that advice through relevant data.
